Ipswich has been undergoing regenerative change at a scale not matched since Victorian times. PRUPIM is an important landowner adjacent to an 800m stretch of the River Orwell which is a key element linking important surrounding zones.

PRUPIM and partner, Hartfield Developments used Mountford Pigott’s masterplanning services to provide the tools to bring together the landowners including the Council and Network Rail under a united vision for the 7 Ha Riverside site; and then to negotiate with the planning authority with a view to bringing forward the first phase development. Services included facilitating a workshop, producing a masterplan and vision document, presentations and marketing material. As a result PRUPIM were able to sell their holding to Tesco who went on to appoint MP to prepare a planning application for the eastern third of the masterplan area.

The site represents a true mixed use opportunity; over 400 town houses and apartments; 120,000 sq ft of retail space; 140,000 sq ft of offices; and associated leisure uses, restaurants and bars.

The project went on to gain planning in March 2010 and is one of Mountford Pigott’s major projects at this time. It is a tribute to the quality of a masterplan that the current scheme follows it’s shape and structure.

Philip also had the opportunity to develop part of the placemaking design in a theoretical way.
